Introducing Niksen Property: Edinburgh’s refreshingly different estate agency

10 days agoPosted in Egg Partners

Buying or selling a home should feel exciting - a fresh start, a new chapter. But too often it’s weighed down by jargon, confusion and unnecessary stress. egg partner Niksen Property are here to change that. Based in Stockbridge and covering Edinburgh, the Lothians and beyond, this modern, people-first estate agency is shaking up the way homes are bought and sold.

“I’ve worked in the property industry for over 20 years, across both high street agencies and big corporates,” says Managing Partner Ben Di Rollo. “Time and again I saw how the process left people frustrated - it was needlessly complicated. We thought: why does it have to be this way?”

Niksen Property launched in 2024 with a simple mission: make moving home calmer, clearer and more enjoyable. Even their name reflects that ethos.

“Niksen is a Dutch word meaning ‘the art of doing nothing’ - but not in a lazy way,” Ben explains with a smile. “It’s about slowing down, taking the pressure off and finding peace in the process. That’s how we want our clients to feel: more calm, less chaos. Buying or selling a home doesn’t need to be overwhelming and we’re here to prove it.”

So, what sets Niksen apart? It’s their fully managed, bespoke service. Every client gets the time, attention and the transparency they deserve - no jargon or pushy sales talk. By handling almost everything in-house, they keep standards high.

The team is small, experienced and genuinely passionate about what they do. Sales Specialist Rebecca Booth, Valuation Specialist Claire Barrett, Sales Advisor Leanne Napier and Chairman Ronnie Napier each bring their own expertise, but they share the same goal: making every move as smooth and stress-free as possible.

“We’ve stripped away the nonsense and focused on what matters,” Ben says. “Great communication, honest advice, and brilliant service. Whether you’re preparing your home for sale, negotiating offers or buying for the first time, we make the whole process clearer and less stressful. Our team works seamlessly together, using deep insight into Edinburgh’s property market to guide you every step.”

Favourite street in the city?

“That’s tough, there are so many. But Saxe Coburg Street is up there. It’s a hidden gem in Stockbridge very close to the city centre but everything still feels calm and leafy. There’s also a real community feel.”

What do you love most about living here?

"The balance. Edinburgh is a capital city with all the culture, food, and energy you’d expect but it’s also green, walkable, and full of hidden pockets of calm. It’s a city that lets you breathe. Where else can you be in the city one moment and at a beach, mountain, loch or golf course the next?”

Is it always better to buy than rent in the capital (if finances allow)?

"Not necessarily. It depends on your stage of life, goals, and financial situation. Buying makes sense if you're putting down roots or looking for an investment but renting offers flexibility, and that can be just as valuable."

Top tip for buying or selling in Edinburgh?

"Don’t rush. The market moves quickly, but good decisions come from clarity, not panic. Take the time to understand your goals, get solid advice early and don’t be afraid to ask questions, especially about how the process works."

Where to invest in the capital?

New Town and Stockbridge are some of Edinburgh's most robust areas for almost guaranteed growth year on year. Leith is still popular, but we're also seeing a lot of interest in areas like Abbeyhill and Meadowbank. There’s real value there, especially with ongoing regeneration and excellent transport links.

For families, Corstorphine, Trinity and Morningside are solid long-term bets. Areas that are in the best school catchments are now in very high demand, especially since the VAT on school fees. Property prices in Boroughmuir, James Gillespies and Royal High catchment areas are attracting the biggest premiums.

And finally, why did you choose to partner with egg?

"egg is all about community and simplicity, which really resonates with us. It’s a platform that brings people together in a helpful, thoughtful way - and that’s exactly what we try to do in property. We love supporting local businesses and being part of something bigger than just buying and selling houses."
